Online Investigation

Check online from different resources to figure out the possible ADU options. Visit the city planning department if more information needed.

Preliminary Report

Draft and send ADU feasibility study package to the client within one week, including preliminary report and rough price estimate.

Job Site Walk

Site measurement, and record more specific details of the project.

($1,000 deposit required as the first payment/deposit for the proposed ADU project, but it is refundable for any reason within 7 days after the client’s receipt of scratch plan and rough price estimation.)

Site plan and Floor plan Preparation

Designer works on floor plan designing.

Check with city planning Dept

Confirm feasibility of plan, provide a more detailed price quote.

Sign Contract

If the service is for ADU Design Only, the 2nd Payment Installment of 50% made at this time frame; If the service is for ADU Design-Construction, the 2nd Payment Installment of $10,000 made at this time frame.

Permit Application Submittal/Comments

Full package materials submitted, and responses with city for their comments.

Construction Prepared

After permits are pulled, we will determine, with the client, a construction commencement date and get prepared. The 3rd payment installment paid.

Construction - Inspection Period

Furnish the necessary materials and labors to make the project ongoing, with inspections at different phases according to building codes, and city inspection requirements.

Fourth payment: Foundation Approval

Fifth payment: Framing Approval

Sixth payment: MEP Approval

Seventh payment: Concealed Work Done

Final payment: Final Inspection Approval
